What this calculator does
This calculator finds your exact lease end date from a start date and term length, and works backward from that date using your required notice period to show the last day you can submit notice to vacate — helping you avoid an unwanted automatic renewal or lease-break penalty.
Worked example
A 12-month lease starts on June 1, 2026, ending on May 31, 2027. With a60-day notice requirement, the deadline to give notice is April 1, 2027.
Common mistakes
- Off-by-one lease end dates. A 12-month lease from June 1 ends May 31 of the next year, not June 1 — that date marks the start of a new term.
- Missing the notice deadline. Many leases auto-renew or convert to month-to-month if written notice isn't received by the deadline, even by a single day.
- Assuming verbal notice is sufficient. Most leases require written notice — a phone call or verbal mention typically doesn't satisfy the requirement.
